Thank you for the weekly E-mail. I used your sight as a guide for selling my mother-in-laws condo. The information that was provided allowed me to repair and clean up areas that would have reduced the selling price. With your sight I received a buyer inspection with no work order requirements. The buyers agent could not believe the condition the condo was in and the asking price was not reduced. Very good content and very informative for a person just wishing to maintain their property. I love these reports. I was reading them while selling my rental property without an agent in Tempe. (2471 E Pebble Beach) I got 145,000 for the house which is ridiculously high for that house. But the people were making offers in the driveway and out bidding each other. I had hoped to get 138,000 tops. What a market. In the meantime I still subscribe to the 85331 zip code to watch the prices of houses in my neighborhood. I love to read your newsletter. It is a great service and if I am ever in the market for a realtor..... :)

Hi, John:

I use your newsletter the same way you do . . . to keep up with recent home sales in my area and to gauge what I could reasonably ask for if and when I decide to sell my home. I don't plan to sell it for another five years or so, but it's good to be able to keep up with home sales so that when the time comes for me to put my place up for sale, I don't become too grandiose in my estimate of what it's worth.

I've sold enough homes to know that overpricing it is a big mistake, as well as underpricing it.

I've been fortunate in selling homes in the past in that I was not forced to do so. There has never been any urgency that necessitated the sale of my homes, so I had the relative luxury of time to make the sale and ensure that the price was fair for both me and the new buyer. Now, if only this fortune will continue... [emphasis added]

I believe we were able to get this home at a good price and I think it is comparable to prices for other homes in the area. Apparently it was/is a good choice based on the recent information you provided about increasing home values over the past year. Scottsdale is certainly tops.
