Disclosure of Sales Price Required by Law
Question: We own an expensive home in Paradise Valley.
We have listed the home for sale with a prominent real estate agent
in the area. This real estate agent says that the sale price of
our home will have to be disclosed to the public. We do not want
the sale price of our home to be disclosed to the public, especially
in the newspaper. If we sell our home ourselves without a real estate
agent, can we keep the sales price confidential?
Answer: No. You are required by law to append to the deed
to the buyer an Affidavit of Legal Value stating the sales price
of your home. This Affidavit of Legal Value is used by the county
assessor’s office to establish assessed property values for your
home and comparable homes in your area. The amount of property taxes
to be paid is based on assessed property values.
