Maricopa County Foreclosures
Tom Ruff of NetValueCentral.com,
the Arizona foreclosure information experts, sent me some data
he pulled together looking at the housing market this year. I display
his data here graphically.
The number of homes in the foreclosure process in Maricopa County
fell significantly in 2002 from 9,061 in January to 5,874 in December.
Since then, fewer than 6,000 homes have been in foreclosure each
month.
The number of homes sold at foreclosure auctions in Maricopa County,
Arizona dipped below 300 per month in September, October and November,
2004.
Be careful. Comparing sale prices from two months can be
misleading. For example, price changes between April 2003 and April
2004 can be very different compared to price changes between May
2003 and May 2004. You should also look at price trends over many
months using quarterly and annual comparisons.
