The data provided is sourced from public documents but is provided on an "as is, as available" basis. The data is usually accurate but not always.

Our published data is for;
- New and Resale
    -
Single Family Residences,
    -
Townhomes, and
    - Condos.

Sale Date - The closing date (transfer date) of the property sale.

Square Feet of Home (Sq. Feet) - Taken from county records, this is a "soft" number. There is no official way to measure the square footage of a home so for two identical homes the reported square footage may be different. In addition, county records don't usually reflect home additions made without permits, such as a homeowner turning a garage into living space with his own labor.

Cost per Square Foot ($per SqFt)- Sale Price divided by Square Footage. Varies significantly according to many factors including, home upgrades, condition, location, size, and the accuracy of county data on total square footage.

Total Rooms and Bathrooms (Rms/ Bath) - "Rms" is total rooms in the home. It is not bedrooms. We would prefer, of course, to have data on the number of bedrooms but the county assessor does not keep data on bedrooms, just total rooms. Total rooms is "living space" rooms. It doesn't include bathrooms and laundry rooms.

Sale Price - This is a "hard" number reported to the county.

Address - You can click on the address to get a map of the home. This is very useful. New homes on new streets may not be mapable.

Not Included - The following types of transfers are not included in our data because they are not open market sales and do not necessarily reflect open market prices; government sales, lender repossessions and transfers to trustees (trustees deeds) and quit claim deeds.

When a lender forecloses on a home, for example, the transfer does not appear in our reports because that isn't an open market sale. However, when a lender sells a previously foreclosed home, the sale will appear in our reports because it is an open market sale.

Sales that don't include a sales price, for whatever reason, are not included.
